Rent & leases
What utilities are included?
All utilities are included except cable/internet. Rent includes water, sewer, trash and electric. Tenants arrange and pay for their own internet and cable.
What does an individual lease mean?
Each resident signs their own lease for their specific bedroom. If a roommate moves out or does not pay rent, the other residents are not responsible for that person’s rent.
When do leases start and end?
2027–28 leases end July 24, 2028. Please contact Hidden Pines regarding your exact move-in/start date.
Is there an application fee?
No. There is no application fee.
How do I apply?
Choose Apply, then Start Application to open the Hidden Pines rental application in Google Forms. Have your contact information, addresses, preferred layout, move-in date, school year and any roommate names ready. There is no application fee.
Are furnished units available?
Yes. Any 4-bedroom unit can be furnished for an additional $80/month per person.
Can I do a lease for less than a year?
9-month leases are available for qualifying 4-bedroom units for an additional $100/month per person, and all tenants in the unit must use the 9-month lease.
Deposits & fees
What extra fees or costs are there?
Standard costs include rent, security deposit, the redecorating fee, cable/internet and any applicable pet fee. Optional charges may apply for items such as furnishing, a 9-month lease or a limited-availability garage.
What is the security deposit?
The standard refundable security deposit is $200. The refundable deposit for studios is $300.
What is the redecorating fee?
The redecorating fee is $300 and is non-refundable. The tenant removes their personal belongings upon move-out and is not required to return the unit to the exact original cosmetic condition, including filling small nail/bolt holes up to 1/4 inch. The fee covers small repairs.

Is there a fee for a pet?
Cats and dogs are allowed. A one-time, non-refundable $300 fee applies. Contact management for current pet limits and details.
Is there any charge for parking?
No. Parking is free.
Is EV charging available?
Yes. Free Level 2 EV charging is available in select units. Contact management about availability for your home.
How far is Hidden Pines from Kent State University?
Kent State University is approximately 3 miles away, about an 8-minute drive. Travel times vary with your destination and traffic.
How far is Hidden Pines from NEOMED?
NEOMED is approximately 4 miles away, about a 9-minute drive. Travel times vary with your destination and traffic.
What outdoor amenities are available?
Enjoy BBQ / picnic areas, fire pits, outdoor space and a pet area. Three disc-golf practice baskets are installed on the property. A pickleball court is coming soon; an opening date has not been announced.
Is there a washer and dryer?
Yes. All units except studios include a washer and dryer.
Are appliances included?
Yes. Appliances are included, and all units have dishwashers.
What internet and cable providers are available?
Spectrum and Verizon are among the internet/cable options available. Contact providers for current service availability and plans.
Can I pay rent online?
Yes. Residents can pay online and set up automatic rent payments through their resident account in Buildium.

Is a garage included?
A very limited number of garages are available with 4-bedroom Premier units for an additional $5/month per person.
